Are you among the many searching the internet for a second or retirement home in Florida and find yourself unfamiliar with our beautiful area? Don't worry, you’re not alone! Punta Gorda and Port Charlotte both continue to benefit from favorable media, touting the region as one of the best places to retire and enjoy an active outdoors lifestyle of boating, fishing and golf year round.

No doubt this picture perfect location of unparalleled real estate value deserves every bit of this recognition.Punta Gorda and Port Charlotte despite all the positive publicity remain unfamiliar to most who are considering a move to Florida. On top of that once we pop-up on the radar the difference between the two are not generally understood until an actual visit takes place. This presents challenges for folks seriously looking for a place to retire or purchase a second home. So the following is a brief overview of a few major differences.


Government

A common thread both are part of Charlotte County Florida. Punta Gorda is the only incorporated city within Charlotte County and holds the “county seat”. Punta Gorda has a mayor and city council while Port Charlotte is governed by the five person county commission of Charlotte County.

Location

Charlotte County is located in Southwest Florida with Fort Myers and Naples to the south and Venice and Sarasota to the north. Charlotte Harbor dominates the geography being the second largest estuary of its kind in Florida. Punta Gorda lies on the south side of the Peace River with Port Charlotte just north of the rivers banks. Winter high temperatures of 75 degrees make it a favorite place to escape from the winter clutches of the north.

Port Charlotte

With a population of 150,000 Port Charlotte is nearly 10 times larger than Punta Gorda. Developed in the 1950’s the area has grown into a major shopping district for most big ticket items and is host to the Town Center Mall. Port Charlotte is home to the spring training stadium for the Tampa Bay Ray’s.

Port Charlotte Fl homes for sale can be found in a vast array of neighborhoods. Two exclusive gated neighborhoods of significance are Grassy Point and Le Marie Island both are high-end and lead directly to Charlotte Harbor.  Riverwood is a world class gated golfing community offering condos that start as low as 125k with most homes under 500k. The rest of Port Charlotte with homes/condo’s starting as low as 25k making it affordable to almost anyone. The Edgewater area has much of the 100 plus miles of saltwater canals in Port Charlotte that lead to Charlotte Harbor. This area is a good example of major differences between Punta Gorda and Port Charlotte, Edgewater is not deed restricted so the mix of homes are varied. Home owners located on saltwater canals are responsible for their sea wall maintenance.  Canal depths are typically more varied than Punta Gorda, so boats requiring more draft need to take note before acquire waterfront property.

Punta Gorda

Punta Gorda at roughly 16,000 residents has a small town feel. The city has a long and interesting history giving it historical significance placing it on the National Historical Register among others. Downtown can be easily walked or biked via River Walk connecting Laishley and Gilchrist Parks along with everything else in between. This network of sidewalks also continues to Fishermen’s Village the area’s largest tourist attraction and carries on to Ponce de Leon Park.

Many Punta Gorda homes for sale are located in multiple deed restricted neighborhoods. Punta Gorda Isles adjacent to downtown is a deed restricted neighborhood with most homes/condos located on saltwater canals or golf course. Prices range from 100k to over a million plus with most between 300k and 600k for a single family residence. The canals having control depths of 5 feet at mean low tide and seawalls are strictly maintained by the city, assessing property owners $500 dollars per year, making the canal system one of the most desirable in the country.
