Punta Gorda has enjoyed 3 years of strong sales especially in the newer condo/townhome market. Supply has been plentiful in the past but that is changing rapidly. Improving market conditions coupled with a dwindling supply of “short sale and bank own” condos coming on the market is making it challenging to find newer properties at a good price. In short we’re transitioning from a buyers’ market to a more traditional or balanced inventory supply.
Good deals can be found from time to time but most go quickly or to folks that get a “heads-up” in advance. I’m expecting a block of former “bank owned” condos (around 40) coming onto the market shortly. These condos are like new and were built in 2008 and will be the best priced condos / townhomes in Punta Gorda and Charlotte County.
Generous in size 2 bedroom condos are 1282 sq. ft. with 3 bedroom unit’s measuring 1592 sq. ft. Upscale materials such as granite counter tops, ceramic tile and carpet are used throughout. Nicely appointed kitchens along with washer/dryer are included. Condos/townhomes come with one car garage, visitor parking with each complex having a pool.
Originally many units were sold in the $325k price range. When these are released to market the 2 bedroom condos are expected to be priced around $99k with the 3 bedroom priced in the $109k range. These will become the best priced newer condos in Punta Gorda offering an incredible value.
