July changes are split in most categories. July’s year over year in closed sales was down only 0.6% however year to date closed sales are down 4.6%. Median sale prices in July jumped year over year 10.5% and average sale price was up 7.1%. A tight inventory continues to hold home prices higher, year to date home prices are up 5%.
Recently I took a non-stop flight from Punta Gorda Airport to Portsmouth NH taking 3 hours. Alternative would be to drive to Fort Myers and take connecting flight to Boston and driving another hour to my destination. At 35,000 feet I had a chance to reflect on the benefits of having a real airport just 5 miles from my home.
June changes are split in most categories year over year. Unlike May, June is more in sync with past 6 months trend of decreasing “closed sales” by posting a 3.0% drop year over year.
What exactly is “out time”? Simply stated it’s the time it takes to get out to the harbor or open water by boat from a home. Both Punta Gorda Isles and Burnt Store Isles have extensive canal systems that affect boating out times. Depending on where a home is located will dictate how long this journey will take to open water.
May changes trend upwards in most categories year over year. Like April May is going against a 6 months trend of decreasing “closed sales” by posting a 7.7% improvement year over year. However, year over year closed sales are still lagging by -5.8%.
